apply.Location of worksite: NW Washington, DC Full Time Monday -
Friday Subject to emergency on-call and callback status including
nights, weekends, holidays. Flexibility to work alternative
schedules or overtime as necessary.SummaryServe as a Licensed HVAC
Technician or Licensed Building Engineer and perform complex
technical work in the HVAC trade functions, on a journeyman level,
in the installation, operation, maintenance, modification, service
and repair of commercial building systems, equipment, and related
mechanical systems, in accordance with applicable industry
codes.Licensed HVAC Technician or Licensed Building Engineer
performs a variety of HVAC functions. Perform a variety of general
maintenance functions including efficient operation, maintenance,
and repair of building systems. Building systems include HVAC,
electrical, lighting, plumbing, carpentry, drywall, painting,
masonry, flooring, and hardware. Required Licenses, Registrations
or Certifications for HVAC Mechanic Or Building Engineer
- Required: Hold and maintain required federal badging for
building access.
- Required: Journeymans HVAC License or DC 3rd Class Engineer
License
- Required: Universal CFC
- Preferred: OSHA 10 Training, OSHA Asbestos Awareness, UST Class
C CertificationLicensed HVAC Mechanic or Building Engineer Duties &
Responsibilities
- Maintains and supports subcontractors in the performance of
maintenance on all primary and secondary HVAC systems.
- Be proficient and knowledgeable in HVAC systems.
- Perform all HVAC requirements of the building(s)
- Must have technical knowledge of, operate, maintain, and
perform proactive, reactive, and preventive maintenance of
commercial and industrial Building Automation System (BAS), 200+
tons Centrifugal Chillers, Air Cooled Chillers, Cooling Towers, Air
Handling Units, DX units, Pumps, Variable Air Volume, Reheats, Fan
Coil Unit, Low Pressure Steam, Steam Traps, Heat Exchangers,
Chemical Treatment, Controls and other building mechanical
equipment.
- Must be familiar with emergency systems including redundancy,
isolation, change over, and shut down of all utilities, and mission
critical systems.
- Perform periodic tours, recording required data in operating
logs.
- Perform maintenance duties in accordance with standards,
building protocol, manufacturer recommendations and industry best
practices. including changing filters, cleaning coils, flushing
condensers, punching tubes, greasing fan, pump and motor bearings
as required, inspecting and adjusting belts, replacing motor
bearings, aligning pulleys and shafts, monitor condenser, chilled,
heating and secondary water chemical treatment and its associated
feed equipment, clean and maintain cooling towers, and perform
annual inspections and other scheduled routines as directed.
- Inspect engine room equipment, fan room equipment, cooling
tower, all motors, house pumps, electric rooms, back-up generator,
fire pump(s), sump pump(s), and ejector pumps. Replace lamps, light
fixtures, reinstall or replace signage, verify rooms are clean and
clear of obstructions and debris.
- Be able to demonstrate practical knowledge of Chiller Plant
Operations and Building Mechanical Systems.Licensed HVAC Mechanic
or Licensed Building Engineer Required Experience to be Successful:
- Five years (within the past seven years) experience of
HVAC/Engineering experience in O&M/Facilities Management of
buildings with equipment of the approximate size, complexity, and
other characteristics of the equipment to be operated and
maintained. One building, approx. one (1) million square feet.
- Must be able to independently determine appropriate work
methods per applicable codes and craft techniques necessary to
accomplish work assignments and be capable of performing a variety
of HVAC/Engineer services.
- Knowledgeable in sizing area for proper size BTUs for heating
and cooling.
- Proficient in brazing and soldering techniques.Physical
Requirements & Working Conditions
- Ability to work in a variety of workspaces including crawl,
kneel, sit, climb, push and pull for extended periods of time.
- Frequent standing, bending, stooping and/or moving throughout
commercial building including stairs in utility areas.
- Ability to move, lift or carry heavy objects of 50 pounds or
more to include ductwork, furnaces or materials. Your benefit
